Planning a home loan? Our free home loan emi calculator shows your monthly instalment, total interest and total repayment in seconds, so you can choose an amount and tenure that fit your budget before you apply. It works for loans from any bank or NBFC in India, and you can also use the main EMI calculator on EMITotal for any other loan.
How to Use the Home Loan EMI Calculator
- Loan amount: Enter the loan amount you actually need after your down payment (lenders typically finance up to about 75% to 90% of the property value depending on the loan size). Choose a tenure in years, commonly up to 20 to 30 years for home loans.
- Interest rate: Enter the annual rate quoted by your lender. If you do not have a quote yet, try a few values within the typical range below.
- Tenure: Enter the repayment period. Try different tenures to see how the EMI and total interest change.
- Read the results: The calculator shows your monthly EMI, total interest payable and total amount payable over the loan period.
The calculation uses the standard reducing-balance formula EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the principal, r is the monthly interest rate and n is the number of monthly instalments. To see how it works step by step and how to reproduce it in a spreadsheet, read our guide on the EMI formula explained with Excel.
Typical Home Loan Interest Rates in India
Home loans are usually the cheapest form of retail credit in India because they are secured by property. Indicative rates for salaried borrowers with good credit scores have generally been around 8% to 10% per annum, while self-employed borrowers or those with lower scores may be quoted higher. Most home loans are floating-rate and linked to an external benchmark such as the repo rate, so your EMI or tenure can change when the benchmark moves. Rates vary by lender, loan amount, profile and time, so always check the current offer and the sanction letter.
Even a small difference in rate matters. On a large or long loan, a gap of 0.5 percentage points can change the total interest by a noticeable amount, so it is worth comparing offers using the calculator.
Example Home Loan EMI Table
The table below shows illustrative EMIs calculated with the standard formula. Figures are rounded to the nearest rupee and exclude processing fees, insurance and taxes. Rates used are examples only, not offers.
| Loan Amount | Interest Rate (p.a.) | Tenure | Monthly EMI | Total Interest | Total Payment |
|---|---|---|---|---|---|
| ₹25,00,000 | 8.5% | 20 years | ₹21,696 | ₹27,06,939 | ₹52,06,939 |
| ₹50,00,000 | 8.75% | 20 years | ₹44,186 | ₹56,04,529 | ₹1,06,04,529 |
| ₹50,00,000 | 8.75% | 30 years | ₹39,335 | ₹91,60,607 | ₹1,41,60,607 |
| ₹75,00,000 | 9.0% | 25 years | ₹62,940 | ₹1,13,81,918 | ₹1,88,81,918 |
Notice how a longer tenure reduces the EMI but raises the total interest you pay. Use the calculator above to test your own numbers.

Tips to Reduce Your Home Loan EMI
- Make a larger down payment to reduce the principal.
- Prepay whenever you get a bonus; floating-rate home loans for individuals generally carry no prepayment penalty as per RBI norms.
- Compare offers and consider a balance transfer if another lender offers a meaningfully lower rate (account for processing fees).
- Keep your credit score healthy to qualify for better pricing.
- Add an earning co-applicant to improve eligibility and possibly negotiate a better rate.
Frequently Asked Questions
What is a good tenure for a home loan?
A longer tenure such as 25 to 30 years lowers the monthly EMI but greatly increases total interest. Many borrowers pick a tenure where the EMI is comfortable and then prepay to close the loan earlier.
Will my home loan EMI change if the repo rate changes?
For floating-rate loans linked to an external benchmark, the interest rate is reset periodically. Lenders may either change the EMI or extend the tenure, so check which option applies to your loan.
Are there tax benefits on a home loan?
Under the old tax regime, principal repayment may be claimed under Section 80C and interest on a self-occupied property under Section 24(b), subject to limits. Rules differ under the new regime, so consult a tax advisor.
Does the calculator include processing fees or insurance?
No. The calculator shows EMI on the principal entered. Processing fees, insurance and other charges are separate, so add them when comparing total cost.
